New short-term-let register expected in March 2027, what Isle of Wight owners need to know
Updated: 13 hours ago
The government has confirmed that England’s new mandatory registration scheme for short-term lets is expected to begin in March 2027.

The scheme will affect properties offered as short-term accommodation to paying guests, including holiday cottages, apartments and similar self-catering accommodation. Its aim is to create greater consistency across the sector, improve visibility of short-term lets and support compliance with existing health and safety requirements.
Although March 2027 has now been confirmed as the expected start date, the registration scheme is not yet in force. Important details, including the application process, registration fee, renewal period and exact documentation owners will need to provide, have not yet been published.
For holiday-let owners, this is therefore a time to prepare rather than panic.
What do we know so far?
The national scheme is expected to be mandatory across England. Once introduced, owners are likely to be required to register their short-term-let properties and provide specified information about their accommodation.
The government has previously said that the scheme should be straightforward, proportionate and relatively low-cost. However, owners should avoid relying on unofficial checklists until the final requirements have been published.
The most sensible action now is to ensure that existing property and compliance records are complete, current and easy to access.
What should holiday-let owners review?
While the final registration requirements are still awaited, owners can begin by checking the records and arrangements that already apply to their property.
Depending on the property and the services it provides, this may include:
A suitable and current fire risk assessment
Smoke and carbon monoxide alarm arrangements
Gas-safety records where gas is installed
Electrical inspection and testing records
Appropriate holiday-let, buildings, contents and public-liability insurance
Energy Performance Certificate requirements
Furniture and furnishings safety
Legionella risk management
Commercial waste arrangements and waste-transfer documentation
Maintenance, servicing and inspection records
Emergency information and guest-safety procedures
Accessibility information
A schedule showing certificate and renewal dates
Not every requirement will apply in exactly the same way to every holiday home. Property size, layout, occupancy, facilities and individual circumstances can all affect what is needed.
Owners should obtain professional or legal advice where necessary, particularly if they are uncertain about their responsibilities.
Why prepare before registration opens?
Leaving everything until the registration scheme begins could make it harder to identify missing records, arrange inspections or complete remedial work within the required timeframe.
Preparing early gives owners an opportunity to:
Locate existing certificates and reports
Check renewal and expiry dates
Identify missing or outdated documentation
Arrange inspections and maintenance in good time
Correct property information
Create one organised compliance record for the holiday let
Reduce the risk of last-minute disruption to bookings
Good record keeping is also valuable beyond the forthcoming register. It helps demonstrate responsible management, supports safer guest stays and gives owners greater confidence that important property requirements are being monitored.
